Signed "Hopkins" in the lower right corner. The loose, textured palette-knife style and warm autumn/spring palette are typical of decorator landscape paintings made for the home-decor market in the mid-to-late 20th century (likely 1960s-1980s). It's presented in a substantial gilt gesso wood frame with a cream fabric liner - the kind of frame that adds real presence on its own, whether you keep the painting or swap it out.
