Frame, joinery, structure all excellent. Fabric is a 7.5 out of 10, showing some light spotting on the back cushion, and some expected sun fade. No rips, tears, wear through, bad stains, or bad smells. Think 'Vegas hotel suite' back in the day when the Flamingo Hotel ruled the Las Vegas strip. Measures 39"H x 25"W x 26"D.
